Getting Your Home Ready for Showings

It is now time to put your house on the market and let people walk through. So what are the right things to do to make sure your home shows in its best light?

Phil will walk through your home and develop a plan to make sure your home is ready. Since every home is unique, there are some things that may apply to your home but not others. However, here is a general checklist that you should use when you are getting your home ready for showings:

• Declutter
  If your home is cluttered it gives the appearance there is inadequate storage space.
• Remove large furniture
  Large furniture can make rooms look smaller and do not maximize space.
• Make sure each room has a purpose
  Many times you may utilize a small bedroom for storage or simply not use it at all. This however makes it difficult for the prospective buyer to see the value in the space. Make sure each room as a valuable purpose
• Clean your home
  This may seem like an obvious answer, but many people do not clean simple things such as: Bathroom countertops, showers, sinks, floors, and walls. The cleaner a home is, the newer it feels, and the more comfortable a prospective buyer is with your home because they will know you take care of it.
• Keep personal photos to a minimum
  While some personal photos are OK, large amounts of personal photos throughout the home may make it difficult for a prospective buyer to visualize themselves living in your home.
• Paint neutral colors
  While it is very easy for a buyer to change paint colors, it is even easier for the current homeowner. If you have exotic colors painted throughout the home we recommend repainting with a neutral colors. More buyers prefer neutral colors and this will allow you to appeal to the masses.
• Get rid of odors
  Remove any strong odors from pet odors, to food odors, even to air fresheners. While we always recommend simple things like Febreze®, strong scented air fresheners may turn people off.
